The Face Place Spa Opened in Lincoln NE

SouthPointe Pavilions’ latest tenant, The Face Place Spa, opened Monday in space formerly occupied by Pixi Chix.

Though the tenant is a small local day spa, it’s a noteworthy addition, because it means SouthPointe is now 100 percent leased at a time when mall vacancies nationwide are skyrocketing.

“We have very tired leasing agents,” joked Julie Lattimer, SouthPointe’s marketing director.

SouthPointe’s leasing agents have probably been working harder to keep tenants than to find them.

SouthPointe has stayed full largely because national retailers have not defected, as they have from other malls, including Lincoln’s Westfield Gateway.

According to Reis, a commercial real estate analysis firm, mall vacancies approached 10 percent nationwide in the first quarter.

In Lincoln, the overall retail vacancy rate was 11.1 at the end of March, up from 10.1 percent in the fourth quarter of 2008 and up from 8 percent at the same time last year, according to a quarterly report from Grubb & Ellis Pacific Realty.

Kent Thompson, owner of Coldwell Banker Commercial Thompson Realty Group, said what SouthPointe has been able to do is nothing short of amazing.

“That shopping center is one of the top-performing shopping centers in the country,” Thompson said.

A big reason vacancy rates are climbing is that national retailers have cut back significantly.

“Retail is just going to be down for a long time,” Thompson said.

“The big issue is that national people are not willing to step out yet,” he said. “We’re a long way from that.”

Thompson has one of the few recent retail success stories: Earlier this month he announced that Rod Kush will open a 40,000-square-foot furniture store in the former Kmart building near 56th and Nebraska 2 — a building that has been vacant since Thompson and some partners bought it more than five years ago.

That occurred in the second quarter of this year. The Grubb & Ellis report noted that despite the uptick in vacancy, the first quarter was otherwise uneventful for retail, with no major openings or closings.

The report described the Lincoln market as “maintaining status quo.”

“Lincoln has remained below the radar … with little activity to note during the quarter,” the report said

The report noted that there have been small retail stores that have gone out of business, “but overall, Lincoln is surviving the recession fairly well.”

Even at Westfield Gateway, which has seen major tenants such as Steve & Barry’s and Circuit City, along with several smaller ones leave in the past year, things are looking up.

“I think we’ve started to get some things going in the right direction,” said Marketing Director Ryan Bouc.

A perfume shop called Perfume Point opened up last month next door to Lids, while a local shop that services computers and sells used ones, 123 System Solutions, is opening in the former Holway Formal Wear spot on the lower level.

Bouc said the mall also has plans for empty space in the food court that could mean new stores opening before the end of the year if all goes as planned.

While retail vacancy went up, the office vacancy rates in Lincoln actually decreased slightly in the first quarter — from 12.4 percent to 11.9 percent — according to the Grubb & Ellis report.

Industrial vacancy increased from 8.4 percent to 8.7 percent in the first quarter. That is better than the first quarter of 2008, when the rate was 9.5 percent.

Studio 786 Salon And Day Spa – Melrose MA Opens

Studio 786 Salon & Day Spa now open

Studio 786, a full-service salon and day spa, is breathing new life into the former Red Cross building at 786 Main St., Melrose. Owner Angela Nogueira renovated the three-story building with state of the art design and equipment providing men and women the latest in grooming and personal care services.

Nogueira, who was the previous owner of Shear Magic, a salon she and her family owned for over 25 years.

Working with her daughter Roseann, Nogueira’s salon and day spa offers experienced stylists, nail technicians and massage therapists at Studio 786. The hair salon, with five hair styling stations and two washing sinks, is on the main floor of the building as is a set of manicure stations and pedicure tubs, as well as two private rooms for waxing and facials.

Rooms on the second floor are for massage — Swedish, deep tissue, prenatal, sport or hot rocks. One room also includes two massage tables, for friends or couples.

A men’s salon, complete with a widescreen television, is on the lower level of the building.

“My clients have permitted me to stay and grow my business in Melrose,” Nogueira said. “I am looking forward to taking care of them even more with this salon and day spa.”

Grand-opening Spa weekend – Akron Ohio

Indian Summer Tan & Retreat hosts grand-opening weekend

MERRIMAN VALLEY — This weekend, Indian Summer Tan & Retreat, newly opened at 1664 Merriman Road, will offer numerous specials to celebrate its grand opening.

The weekend open house will run Feb. 27 from 10 a.m. to 8 p.m., Feb. 28 from 9 a.m. to 5 p.m. and March 1 from 11 a.m. to 5 p.m.

Owner David Rishel said specials offered during the weekend will include unlimited tanning for three months for $49.99, two months for $34.99 and one month for $19.99; the regular price is $34.99 per month.

Indian Summer also offers a flex package for tanning for $19.99 per month plus $1 per tanning session.

Also, massages, normally priced at $68 per hour, will be $200 for five one-hour sessions, $125 for three one-hour sessions and $45 for one one-hour session during the grand-opening event.

Specials can be purchased over the phone and are valid one year from purchase.

Rishel describes the business, which opened Jan. 19, as a “boutique-style retreat,” offering a range of tanning and spa services at affordable prices. In addition to the three tanning beds and the massage options, including a room for couple’s massages, Indian Summer offers air-brush tanning, waxing, paraffin wax treatments, makeup, and teeth whitening administered by a dental hygienist.

The business is decorated in Southwest colors and features local art available for sale.

“If you can’t relax here, you can’t relax anywhere,” Rishel said.

Indian Summer Tan & Retreat is open Mondays through Fridays from 10 a.m. to 8 p.m., Saturdays from 9 a.m. to 5 p.m. and Sundays from 11 a.m. to 5 p.m.

Massage Envy Opens in Akron Ohio

Massage Envy opens Summit Mall site

FAIRLAWN — Massage Envy opened a location at Summit Mall Feb. 11.

A national franchise, Massage Envy strives to provide professional massage therapists and therapeutic massage at convenient times and locations and at affordable prices, according to company officials.

“As owner of the clinic, my goal is to allow everyone to experience the therapeutic and stress-relieving benefits of massage therapy as often as needed,” said Robin Szabo.

Massage Envy offers a Wellness Program, allowing members a massage once a month for $49, with each additional massage in the same month costing $39. Other features include evening hours, a spa-like setting and couples rooms, according to company officials.

Day Spa Owner Closes One Spa Opens Another

Rhonda Stonebreaker, the owner of the former Victorian Day Spa, understands the importance of location when it comes to her business.

She recently moved the business – a day spa and former bed and breakfast – from its place in a Victorian-style house on Jackson Street to the College Commons on Indianapolis Road across from Kroger. After the move, she renamed the business Mona Lisa’s Spa and Salon because the salon is no longer in its namesake house. 

Stonebreaker owned the Victorian Day Spa for eight years. Several years after buying it, she paid to have the house moved from its location near Domino’s over to 2.5 acres of commercially zoned land. She then renovated the house, and in 2006 she bought a second building from the University – then known as Seminary Street Bed and Breakfast – to add on, and increased the capacity of the building from four to seven rooms.

However, by the time Stonebreaker went through all of the state requirements concerning the start of her business, it “financially drained” her, she said.

“I ended up losing everything that I worked so hard for and had to file bankruptcy on everything,” Stonebreaker said. “At this point I could have given up or continued pursuing my dream.”

Stonebreaker decided to open another salon and try again, this time focusing primarily on location and accessibility, because she thought her old business was “out of the way” for many clients.

While her new business no longer includes a bed and breakfast, it still offers a day spa and full-service hair salon where patrons can get massages, facials and waxes, as well as other services.

Stonebreaker is very optimistic. She believes the new location will definitely help business, mostly because of its highly visible location.

Although Mona Lisa’s Spa and Salon has only been open two weeks, Stonebreaker says she has already received “quite a few calls from DePauw students” and would love to have students come in.

“We are eager to serve the DePauw students,” Stonebreaker said.

Day Spa Opening Virginia Beach

spavelous-spa-businessOfficials will reveal plans for the new DLH Sports Complex off Baker Road today.

The new facility will serve as a training facility for athletes and offer memberships to the public and recreational teams, a news release says.

The complex will have 230,000 square feet of enclosed space with an indoor track, basketball courts and swimming pool. A sports medicine and physical therapy center, day spa and conference center with meeting rooms also will be included.

Training programs in football, basketball, track and field, swimming and baseball will be offered, the release says.

The facility is expected to open in September and will bring 69 new jobs to the city.
